At approximately 50 m², it combines authentic Spanish flair with Mediterranean details and is rented fully furnished. The studio is ideal for a single person and offers the perfect retreat for anyone who wants to combine living, working and life on Mallorca.
The studio impresses with its authentic period building character featuring original wooden beam ceilings and rustic sandstone walls, combining traditional Majorcan style with modern elements and situated peacefully in a charming old town alley.
On the ground floor, you are welcomed by an atmospheric open-plan living area with a cosy corner sofa, turquoise cushions and a rustic coffee table. The dining area with dining table and four chairs flows seamlessly into the modern kitchen, equipped with an induction hob, oven, air fryer, kettle, extractor hood and sink as well as plenty of worktop space and storage. Mediterranean decorations, colourful fish ornaments and warm terracotta tiles give the room its distinctive character.
Via an internal staircase, you reach the upper floor, where your private retreat is located. The bright double bed with white bedding and turquoise accents invites you to relax. A wardrobe, television and fan complete the area. The en-suite bathroom with bathtub is designed with colourful mosaic tiles in blue and sand, consistently continuing the studio's Mediterranean theme. Due to the spatial separation of the two levels, it feels like a proper bedroom despite its compact size.
In a few minutes you will reach the Plaça Major, Mallorca Cathedral and the Church of Santa Eulàlia. Restaurants, bars, cafés, shops and supermarkets are in the immediate vicinity.

Tenants must sign a fixed-term tenancy agreement with the owner. This property is rented only seasonally, for professional purposes (not for tourist purposes) and for a minimum stay of 32 nights. The tenancy agreement is subject to the provisions of the Ley de Arrendamientos Urbanos (Urban Tenancy Law).

Additional costs
• Electricity: €5 per night • Final cleaning: €150 • Further costs: Any additional costs incurred for electricity adjustments or extra cleaning (if required) may be deducted from the deposit. These charges do not replace or reduce the mandatory final cleaning fee.

A refundable deposit is required. The amount depends on whether valid insurance is in place. The refund will be made following proper return of the accommodation and after deduction of any additional costs incurred.

For each booking, damage insurance with a coverage amount of up to €5,000 is required, costing €125 per stay. Alternatively, proof of private liability insurance that covers damage to rental properties may be provided.
