If you have the opportunity to work remotely or are planning an extended stay on Mallorca, Casa Teresa Ariany offers the perfect setting for several weeks or months on the island. The property is available for monthly rental – with a minimum rental period of 32 nights and a maximum rental period of up to one year.

In this special environment, productive home office work and the Mediterranean lifestyle of Mallorca can be ideally combined. The freshly renovated and light-filled property combines rustic charm with modern living comfort across a total of 165 m² of living space. Fully equipped and ready to move into, it invites you to settle in from day one and feel at home.

Upon entering the house, you are welcomed by the spacious ground floor with around 145 m² of living space, which forms the focal point of daily life. Exposed wooden beams give the rooms a warm, authentic atmosphere, whilst a cosy sofa landscape and a modern fireplace provide for relaxed evenings. In the dining area, ceiling fans ensure pleasant air circulation even during the summer months.

Directly adjoining is the new, fully equipped kitchen with stylish cooking island and bar stools. The large, floor-to-ceiling glass sliding doors let plenty of daylight into the house and create a seamless transition to the private outdoor area. In the outdoor space, you will find a lovingly designed garden oasis with terrace, shade-providing fruit tree and a private swimming pool with 28 m² of water surface. The perfect place to relax after a productive working day and enjoy the Mediterranean lifestyle.

The thoughtfully designed room layout on the ground floor includes two comfortable bedrooms, each equipped with a bed with a sleeping area of 135 × 200 cm and a ceiling fan. Two modernly renovated bathrooms with walk-in shower and illuminated mirror provide additional comfort. A practical utility room with washing machine and additional storage space completes this level.

Via a staircase, you reach the approximately 20 m² upper floor, which has been designed as a private retreat area. Here you will find the third bedroom under cosy sloping ceilings, also equipped with a bed with a sleeping area of 135 × 200 cm as well as its own air conditioning.

Please note that all three bedrooms are equipped with beds of 135 × 200 cm each. For longer stays, we recommend use by one person each, as the sleeping area is rather narrow for two adults.

For your vehicle, a small garage is available, which is ideal for a small car or bicycles. Additionally, there is free parking available directly in front of the house. A further advantage is the existing charging point for electric vehicles, which makes Casa Teresa Ariany particularly practical for guests with an e-car.

Pets are welcome by prior arrangement.

Rental Terms
Tenants enter into a fixed-term rental agreement directly with the owner. The minimum rental period is 32 nights.
The property is rented exclusively as seasonal rental for professional, business or temporary stays and is not available for tourist rentals. The rental agreement is governed by the applicable provisions of Spanish rental law.

Please note that this is a temporary seasonal rental. Rental prices vary depending on the season, length of stay and availability. We are happy to prepare an individual quote for your desired period upon request.

Additional costs
* Final cleaning: 280€
* Electricity: 5€ per night

Any additional costs that may arise, for example due to increased electricity consumption or required special cleaning, will be deducted from the deposit held after your stay. These costs do not replace or reduce the mandatory final cleaning fee.

Deposit
A refundable deposit is required for the rental. The amount of the deposit depends on whether valid insurance is in place. The deposit will be refunded after proper return of the property and after deduction of any additional costs incurred.

Insurance
Damage insurance with a coverage amount of up to 5,000 € is required for each booking. The cost is 125 € per stay.

Alternatively, guests can provide proof of existing private liability insurance that covers damage to rented accommodation. In this case, the conclusion of additional damage insurance is not required.
